Good small hotel, with excellent service.
Small but perfectly formed!
My stay for business was much more enjoyable than the alternative chain hotel experience and better value for money.
A true home from home. The breakfast was superb. Our hosts were very accommodating to our special requests and I would definitely stay there again should I be in the area.
Beautiful Hotel in the Heart of Brighton
This hotel is absolutely beautiful and just what you want for a weekend away in Brighton.
A lovely boutique hotel ran by extremely friendly and welcoming staff. We are already planning our next trip back and 100% will be staying here again.

Cold Room Cut Toe Nice Toilletries.
The guest house is in an excellent location near seafront in Kenptown it is bright modern and fresh - upon arrival I was greeted by a lady who showed me a price of paper and pointed to a name and said is this you there are better ways of greeting people.
The room was very pleasant with good toiletries I opened the window only to come back an hour later to find the Windows locked I wasn't happy about somebody going into the room particularly as there is no safe. The heating came on in the evening but was switched off in the early hours making the room unbearably cold. The shower area has a metal rim around the matting which is sticking up and cut my toe. Disappointing particularly after the positive reviews I read.

Room on the small side, but not a problem, had everything.
All good quality and clean. Staff communication and service excellent and probably the best breakfast I have ever had!
Not a 4* hotel
The hotel is not a 4* hotel despite the placard from the AA outside the building proclaiming it to be so.
There is no reception for a start and I noticed not just myself but other guests waiting outside struggling with luggage ringing a bell waiting to be let in. The accommodation itself is tiny and seems to have been designed to maximize the number of rooms and therefore profit to the detriment of customer comfort. There's only a shared toilet and no bathtub in the single rooms,where the proverbial expression "there's not enough room to swing a cat" applies. The only saving grace about the hotel was a good breakfast.
An absolute delight
What a gorgeous bed and breakfast/hotel.
Hidden gem down Bedford street, a very short walk from the sea front and town centre. Very easy to find. Very clean. Very friendly staff and big fresh rooms. The breakfast too. Amazing.
