About the hotel
The Avondale is made up of two Edwardian houses with letting rooms on two floors which have been tastefully converted. The Guest House is centrally heated and inter-connected on all floors and there is a stair lift to both floors. The house has many original features including the fireplaces in the dining and sitting rooms and the wonderful stained glass in the hall.
Jane & Martin Home are the owners who live on the premises and we want you to feel at home in our home. We have tried to create a friendly relaxed ambiance to enable you to get the most from your stay. If you need anything just ask. All the staff are friendly and well informed of local events and places to visit. All rooms are newly renovated with individual thermostatically controlled radiators. Guests can select the room to match their budget from family, double or twin en-suite rooms to standard doubles and singles with shared bathrooms. Our breakfasts are fabulous! We have a wide range of choices all products are locally sourced (when available) and are cooked to order. Please let us know when booking if you have any special dietary needs. Our cream teas are also very popular and can be booked at breakfast for the same afternoon. The pretty and sunny front patio is very popular in the summer for tea coffee or even an aperatif! We have a wide selection of information leaflets in the hall with local restaurant and pub menus to help you decide where to eat. We have several regular walking groups and cyclists who return annually. We enjoy providing cream teas and evening meals for groups by prior arrangement.

very pleasant stay - nice to meet up with friends who also stayed at the Avondale and as they wanted to go to church on the Sunday morning - they were told that was ok and they could have their breakfast when they got back as it could have been after 9am - breakfast from 7.45 to 9am - so brilliant people
Nice and central but not too warming
We chose this hotel because Seaford is excellent for travelling to Brighton and Eastbourne as well as the Seven Sisters.
The hotel was very clean and there was plenty of tea, coffee (inc. decaffeinated) hot chocolate with plenty of sugar and milk for a change, plus bottled water for us both. Compared to other places I have stayed did not find it very welcoming. The front room is shared with guests and as a result is off bounds to guests after 7.30pm. The breakfast were good and had a good choice but the poached eggs I had was the same as the fried egg on the last morning.
