Parking & Room
Not wishing to be negative we were Happy with the accommodation, had hope that there would have been available parking we were fortunate in that we found a place my wife holds disabled badge which helps.
The room was fine as regards accommodation but there was a number of stairs to ascend it would have been a serious problem 12mths previous to my wife's heart surgery we did cope the room would have suited a younger couple better.
Greystoke House is perfectly located when visiting the Lake District and Castlerig Stone Circle.
The room was small but very comfortable and clean. We were able to park at the door, however as the tourist season increases, street parking may be challenging. Food was good. Customer service excellent. Restaurants are plentiful and within easy walking distance.

Not too bad overall but...
Small room, smaller bed.
Place was only half full in a street of B&B's with no vacancies. It's hard to put into words but I felt we were not particularly valued. We were given a choice of rooms but directed to the smallest room in the house. Breakfast was okay but formulaic. It's a small point of issue but I asked for toast with breakfast, it came almost at the end. Breakfast on day two and three was punctuated with a silly amount of offers of more toast but only at the end of the 'Full English'. It just felt uncomfortable and we won't be going back.
Most welcoming stay in Keswick
We stayed at the Greystoke House over the weekend and it was wonderful.
We had our puppy with us and was pleasantly surprised how accommodating they were with dogs (even had a doggy mat for his food). The room was nice & clean, the bed & pillows extremely comfy, which is always a bonus after a hard day's walk.
The host Mark was very friendly and helpful when it came to ideas for short walks around Keswick on our final day. The cooked breakfast was absolutely delicious. I would thoroughly recommend it!

Lovely B&B close to town and a really good breakfast.
Just what we were looking for and would readily stay again.
Graystoke House does offer very good value for your money.
The rooms and in fact the whole accommodation was spotless. The breakfast has been second to none and if you wish the owners even fill up your thermos with tea or coffee for your hike. Mark (one of the owners) even carried my big bag all the way upstairs upon arrival. That I think says something about the attitude of the owners because such service you can't take for granted these days .
This B&B is highly recommended.

Great location for the town.
Being a solo tourist for this trip I was made to feel welcome enough but would have liked a warning about being placed on a table with another chap which made breakfast a little awkward on my last day. The food was excellent (I loved the ability to vary the offerings each morning) and the attention to detail with excellent photography/paintings of Lakeland scenery was lovely to see. Having to share the only toilet facility (also shower room) made some mornings uncomfortable but at £30 per night I shouldn't really complain and I had a great time.
Very friendly with a good atmosphere, realy good breakfast.
I could not recomend highly enough. This is the third time we have stayed there
