We stayed at a few different places on our holiday, and this guest house, despite being one of the cheapest, was one of the best.
When we arrived the owner was lovely offering to help carry any luggage, or to help anyway she could.
Once she showed to our room, which was a lovely spacious room with plenty of light and a nicely proportioned en-suite, she asked if we needed any advice on the local area, and recommended several places to eat and visit. She also checked on how we were the following day and to check we didn't need anything else.
We felt welcome and as if we were friends visiting rather than customers, which was lovely.
The shower was amazing, and the beds were freshly made up, a little on the soft side for us, but comfortable still.
Brilliant location, great for local attractions!
We stayed for two nights and it was perfect for Beamish museum and Diggerland which were the two attractions we were visiting.
Morrisons was literally round the corner so we were able to get breakfast from there each morning and purchase any much needed items. Lady was very friendly on arrival and we were made to feel very welcome. We had a young child and baby and had a family room on the ground floor. Parking was ideal and private and plenty of take always and local pubs serving food for evening meals one of which Lambworth was very nice. Would recommend!
Stepping back in time!
The Mance is like stepping back 30 years.
Our bathroom looked like it was installed by a DIY bodger -awaiting completion. Someone else's clothes were in the wardrobe. The TV and the table lamp did not work. On the positive side the bed appeared clean and it was quiet. We only saw the owner on checking in ( when she look our money). It was poor value for basic accommodation.
Janet and Marian were very helpful and the stay was lovely.
Although they no longer provide food there are plenty of good places to eat. Morrisons just down the road serve a really good breakfast for £4.50!

Basic room really, but breackfast was hardly acceptable, as the kitchen staff had diluted apple juice so much, that it was water, and as this is pointed to them, they got us, undiluted juice, and the difference was striking in colour and taste, I thought that this was a shame really.
Excellent in every way made to feel very welcome staff very helpful would recommend to family and friends
The room was very nice, perfect for young family.
Host was very friendly and couldn't fault the guest house would def recommend.
You do get what you pay for , after reading other reviews not what I expected , booked the family room
The pull out bed had to stay out so hardly any room for four people , first impressions count and maybe a bit of heating in the building would change the atmosphere when you first go in , booked breakfast for 1 st morning , Janet was ok until I asked if bacon and eggs could be well done then she became rather put out by that request , she did try in the end but customer service lacked to start with , morning 2 asked for teabag and coffee and similar attitude to first day , it served its purpose a bed to sleep in , things could be a lot different there
My boys and I were warmly welcomed by Janet, who is lovely.
I could honestly chat to her all day over a cuppa. Our room was on the ground floor, and very comfortable. We didn't see any other guests, the hotel is under a huge renovation but this did not disturb us in the least. My only issue would be children over 10 are required to have their own room. As a single Mum, I am used to always sharing, even though my boys are 12 and 14, partly due to one having adhd and an erratic sleeping pattern and also common security. Janet kindly let this oversight go and was extremely accomodating.
