Not for business
Not a place to stay on business, as the owner doesn't do breakfast until 0930 - though he'll let you have cereals & fruit juice for your room.
Room was very hot even with window open & fan. My room was on the top floor - 5 flights of stairs from the ground floor.
Handy for St James Street, Kemptown (camptown), and most bus routes stop just 2 doors down going to town or heading East.

weekend away in Brighton
The owner seemed more concerned in selling me a parking permit than fixing the faulty shower in room number 2! Had major problems with the electric tripping out, should have known when booking online the price jumped up by £20 @ the time of booking Aaaarrrrrrgggggghhh.
