Lovely, friendly little B&B
Spotless room, warm and very comfortable (and huge) bed, lovely touches (cruelty free toiletries and apples in the room).
It is a proper old terrace, so the stairs are steep and a bit creaky, but room itself super quiet. The staff were very friendly and the breakfast amazing - definitely overdid it and needed a long walk afterwards. We'll definitely stay again.
i would say the that the staff and service make this hotel.
Whilst the room was small it didn't inconvenience us. Well placed for the seafront and Kemptown.

A great location. A great double room. The breakfast experience was pleasant. 1920's music to accompany a range of lovely menu options.

Flawless Service, Great Location & Lovely Room
Even though I had an unfortunate personal experience whilst staying at the hotel, the place itself was absolutely lovely.
The breakfast was delicious and varied, every member of staff was personable and helpful and the room looked lovely. The only concern was that the boiler whistled. If anybody asked me if I knew of somewhere nice to stay in Brighton, this would be the first place I'd recommend. My thanks to all who help run it.

We were made to feel like nothing was too much trouble for any of the staff and the breakfast was simply out of this world, continental buffet was great but the menu was easily 5 star. Def going back and would def recommend this to anyone
Friendly Characteristic Guest House
On arrival I was warmly greeted by the owner, my room although small was very cosy and comfortable, had a TV and Tea/Coffee making facilities with free Wifi thoughout my short stay.
Towels and bedding were extremely clean. The breakfast was second to none, self service buffet for juice, cereal, fruit, followed by plenty of choice on the menu from full English to boiled duck eggs, really spoilt for choice, and as much toast as you could eat, the homemade marmalade was delicious. It has an art deco feel really lovely.
Nice hotel, clean room, good food, good management.
