Nestling amongst the traditional guest houses in one of the Kemptown’s quietest streets, is Fab Guest. Far from a traditional Guest House, this five storey Georgian townhouse has been completely renovated throughout to a contemporary style. You wont find a hint of chintz here.

All rooms have large wet room showers, TV's, free WiFi, and extremely comfortable beds. Entrance to both the Fab Guest House and your room is controlled by a state of the art keyless lock system allowing you to come and go as you please with a unique code assigned for your stay.

Your unique access code to gain access to the property is sent by email and text. Please provide a current mobile number to receive this.

Designers and artists have provided furniture and artwork for the rooms, with various bespoke items of Furniture and wallpaper designed exclusively for Fab Guest.

We want to create a relaxed atmosphere here, so you can check in anytime after 2pm in the afternoon, help yourself to a Nespresso from the lounge, and relax before you go to your room.

If you are arriving by Car: From London. Take M23/A23 to Brighton. Once in Brighton follow signs towards the sea front, When you see the Brighton Pier in front of you. Turn left at the roundabout in front of the pier, over the lights and just before the Lanes Hotel on the corner you will find Charlotte Street. We are situated near to the top on the right hand side at number 9.

By Air: from Gatwick airport. Take train directly from South terminal at Gatwick into Brighton (approx 40 minutes).
By Air: from Heathrow airport. Take National Express bus '747' to 'Pool Valley, Brighton' from the central bus station (approx 2 hours).

From Brighton train station: Walk out of station and straight down Queens Road (towards the sea), then turn left at the clock tower onto North Street (you'll shortly pass a taxi rank on your right), carry on and cross the road at Old Steine, this will take you onto St James's Street, when you get to the lights at the junction on St James's Street at Lower/Upper Rock Gardens, go straight over and we are then the 4th road on the right (9 Charlotte Street), (Approx 20 minute walk)(or taxis at the station should be no more than approx £6)
