Our relaxed and friendly family run guest house is perfectly situated on a level position only 5 minutes from the beach, shops and Swanage Steam Railway, we are also within easy reach of the Purbecks and the South West Costal Path and the Dorset coast where you will find superb diving, walking, cycling, climbing, and bird watching opportunities.

The Guest House is over looking the beautiful parish church of St Mary the Virgin. Less than 40 minutes away by car or train are the historic towns of Wareham, Poole, Dorchester. The guest house has a Comprehensive fire alarm and emergency lighting throughout. The whole house is centrally heated and has thermostatically controlled radiators in each bedroom:

Rivendell is a non-smoking guest house. All of our rooms are en suite with either a bath or power shower or combination of both, with flat screen TV with Freeview and well stocked hospitality tray. Our Superior rooms have the added comfort of bath robes, super king size beds, DVD Player and situated at the rear of the house. All throughout the house is FREE Wireless internet enabled zone. Selected rooms have a super king size bed offering exceptional comfort. In the refurbishment of the house we have retained the original features retaining all the charm and character of this beautiful Victorian building while at the same time offering modern up to date facilities.
Free on street parking is available opposite or to the rear of the Guest House we do not have our own private car park.

bed and breakfast dissappointed and will not return or recommend sorry
Lovely building, very small room and bathroom clean but if you shut door you can not turn round or get dressed easily due to being tiny. superior room with no bath. obviously as just the sink and toilet and shower a challenge. No breakfast as wrong month, I have not experienced this before! dissappointed but love swanage.

Thank you for your review for your one night stay in one of our two double superior rooms. The room you booked room 2 is the largest in the house roughly 5 x 5 metres with a super king size bed, usual bedroom furniture and dressing table, spacious room with ample floor space and a separate entrance lobby also housing the bathroom. This room does not have a bath as does the other double superior room which was already booked. In 8 years no guest has ever referd to this room as 'tiny'. The bathroom has a spacious shower cubical larger than average and there is more than enough room to close the door and dress etc. We offer a room only option all through the year which had proved very popular along with our award winning breakfast option during the normal season. During the winter months mainly November, December and January we do not close as do many other small businesses to provide a rest period for the owners, we remain open but only offer room only, so guests can enjoy all the usual high standard rooms, guest lounge etc. It is very clear when you book on line. We are less than 3 minutes walk to the nearest café in town should you wish to eat out. We are a small family run guest house who prides ourselves on the high standards and service we offer but are at liberty to tailor our options during the quiet winter months. We are sorry you were disappointed with your room and did not realise when you went through the booking system you were booking room only. What a shame you did not mention any of this to me when I checked you out, we could have had discussed these points, when I asked if everything had been OK for you you replied 'yes lovely'.

I booked in advance and Lyn was not going to be there when I arrived. This was communicated to me and arrangements were made. A good start. Upon arrival I was not disappointed, a very well kept house and the way up to my top floor room very well looked after and loved. My room was superb. the bed was the most comfortable I have slept in for a considerable time. Cleanliness was second to none! The bathroom was spacious to the point of luxurious. Whilst my room was not in middle earth, and no elves appear to live here i had a superb nights sleep, I didnt stay for breakfast due to work. Over the past 9 years I have spent a lot of time travelling around the country and have experienced a lot of guest houses. Rivendell is without a shadow of doubt one of the best I have stayed in,

Rivendell is an Elven outpost in Middle-earth, a fictional realm created by J. R. R. Tolkien. It is an important location in Tolkien legendarium, and is featured in The Hobbit, The Lord of the Rings, The Silmarillion, and Unfinished Tales. It was established and ruled by Elrond Half-elven in the Second Age of Middle-earth (four or five thousand years before the events of The Lord of the Rings), and was protected by the powers of its lord and his elven ring Vilya.
Elrond lived in Rivendell with his family — his wife Celebrían (until she departed for Valinor), their sons Elladan and Elrohir, and their daughter Arwen — as well as a sizeable number of other Elves, both Noldor and Sindar. In addition to the family of Elrond, notable Elves who lived in Rivendell included Glorfindel, Gildor, and Erestor. In some writings, featured in Unfinished Tales, Galadriel and Celeborn also lived in Rivendell for a time before they became rulers of Lothlórien.

Great Value Traditional Quality B & B
After a hearty personal welcome from Kevin the proprietor I was also given a free upgrade to a double room which was quiet and comfortably furnished. Bathroom outstanding with high-quality fittings and consumables. Tea tray well-stocked with better quality drink sachets. Just yards from town centre but bus stop outside the door also makes for easy touring even without a car.

Rivendell was a lovely place to stay!
The room was big, clean and had a comfortable bed. The bathroom was very clean and shower worked great!! The owners were so nice and friendly and we regret not staying for breakfast as we overheard that it was great by another guest.

Short stay for diving a swanage
We were down for a short stay for diving over the bank holiday , the stay was a pleasure clean and quite .
The location is ideal as is only few minutes walk to the sea front and back to your room again .

lovely guesthouse
Very friendly guesthouse with outstanding breakfasts. Perfect situation near town, seafront and very close to the bus and train stations. We hope to return and will be recommending Rivendell to our friends and family.

Rivendell is a Gem
Lovely property, very convenient - right in the centre of Swanage, close to the station and shops. Very welcoming owners. Room (single) was small but had everything I needed. Great shower, comforatble bed. Would certainly stay again. Thank you!

We stayed here for one night in the middle of a heatwave in July 2014 and fans were offered without having to ask. Breakfast was excellent. The beds were comfortable. The owners were very friendly and welcoming. I would happily stay here again or recommend to a friend.

Very nice stay. I definately recommend it.
The room was very clean, comfortable and well furnished. The owners were very welcoming and friendly. We didn't choose the option to have the breakfast but we saw breakfast as we were leaving and it looked very nice. We would not hesitate to come back again.
