About the hotel

Kynance House is a family run hotel with a great central location within Plymouth. It has a Visit Britain 3 star rating and offers 26 en suite rooms. The house is ideally situated for Queen Anne's Battery Marina, Plymouth's train and coach stations and the Brittany Ferries terminal.

It is located within 15 minutes of the train station and within easy reach of Plymouth's major attractions such as the Theatre Royal, Plymouth Hoe & the historic Barbican. For those wishing to travel a little further, a visit to The Eden Project makes an excellent day to remember. Kynance House is an early Victorian building and maintains many of its original features. It has its own car park with cameras and security lighting. We offer full English or continental breakfast and evening meals (booked in advance) and snacks are available. Within the hotel there is a lounge for guests to relax in. The hotel has free Wi-Fi access throughout and we have hairdryers and irons at Reception for that last minute polishing! We are a no smoking establishment. The staff at the Kynance are here to make your stay as enjoyable as possible and, if there is anything you need or require, our knowledgable staff will be happy to help, from directions to local landmarks or great places to eat and drink within Plymouth, through to the best taxi service or something fun to do with the kids if the weather decides to be unco-operative! You might arrive as a guest but we hope you leave as a friend.

Almost entirely disappointing

This was misleadingly described.

Kynance House is three terraced houses knocked together; three front doors, often one of them left open, allowing anyone into the premises. There is no room for a practically-sized reception or dining room. Many of the staff have limited English: when problems arose (key wouldn't open bedroom door, car park was full, breakfast unavailable), it was unclear that they understood and/or what remedies they proposed. Carpets throughout were poorly vaccuumed. There was a pervasive smell of cleaning products. Our room was in the basement: low and dingy. Various parts of the furnishings had been dislodged and not replaced. The en-suite bathroom was tiny, the basin minute and the shower cabinet about a foot wider than me (I am not large). The curtains could not be fully opened because they were tangled round their own hooks. The security device restricting the opening of the window was broken (the basement is at ground floor level at the back of the building), so the window had to remain closed. The sprung mattress was hard and bulgy. We were told that we could use the freely-accessible car park only if we left keys at reception so that the car could be moved within the car park if necessary. (Fortunately on-street parking is free until 10am, but we chose Kynance partly because of its 'secure car park with cameras and security lighting'.)

Arriving for breakfast on Saturday morning, we were left milling around with numerous other guests, the laid-up tables being far too few. Cutlery, menus, coffee and then cooked breakfasts eventually arrived in a manner reminiscent of Fawlty Towers; the bacon and eggs were, however, very good. Some of the staff were friendly and did their best to help. But overall we felt treated like mindless punters, only there for the income we could generate.

We absolutely enjoyed our stay in Kynance B&B.

The staff are really friendly and helpful the room was lovely and clean and peaceful. I'm re-booking for next year for me and my family and friends. Thank you to every one who made our holiday special for my daughter too. She got to make new friends with in the b&b. A big thank you to Kynance B&B c u all next year .
