As smoking is illegal,including balconies,front steps,rooms and all public areas,anyone smoking will leave immediately without any refund and may incur extra cleaning costs for downtime on rooms. A minimum £25 admin. charge is made for any cancellation. No refunds are made for any cancellation made within 21 days of arrival. The Grand experience

We had an excellent stay in this guest house /B&B with a very friendly and helpful host..

There was no guest lounge available due to building works but our room was excellent, clean with a fantastic outlook.

It's not brillaint but...

it depends on particular needs.

I have booked my room very late and I didn't have much choice left in resonable price. Room wasn't big but clean. I had a nice sea view from my window. Owner is eccentric with specific sense of humour, helpfull and nice. Hotel is very good placed just on seaside 10 minute walk from city centre. Breakfast was, I would say basic, with not much choice but was good and plenty for me.
