About the hotel
Steve and Thapanne would like to Welcome you to their warm and friendly family run Guest House, where we hope you will have a pleasurable and memorable stay. All our Bedrooms are located on the Ground Floor and have en-suite shower facilities. Towels and soap are also provided for you.
Our 3 Deluxe rooms have a patio/seating area overlooking the garden but everybody can enjoy the grounds. We also have deluxe doubles, standard doubles, Basic Twins and Standard Single Rooms. Walk around our 3 acres of Landscaped Gardens, with Pear, Apple and Plum Trees. Feel free to bring your own picnic. Enjoy a Hearty English Breakfast with Tea, Coffee or Orange Juice in our Dining Room, which is included in the room rate. Served Mon-Fri 0630-9. 00 and Weekends 07. 00-10. 00. Latest check in time is 9pm Excellent long term rates available. There is a friendly local Village Pub The Unicorn within a couple of minutes walk serving Food and Cask Ales with occasional entertainment. Meals from only £4. 95. Foxwood is Ideally located in the village of Carlton, approximately 1 mile from Rothwell and midway between Leeds and Wakefield. A 10 minute drive in any direction will take you to either City Centres. Leeds is an excellent place for shopping. Visit Brand new Trinity Leeds or why not call in at Harvey Nichols and have lunch in their 4th floor Cafe. Take in a show at the Grand Theatre ending with the Fantastic nightlife Leeds has to offer. Take a walk down Greek Street or The Calls and enjoy the many bars there are on offer.

I couldn't recommend that anyone should stay at Foxwood Guest House.
From the moment we arrived to the moment we left we were made to feel uncomfortable and not able to relax properly at all no matter how hard we tried.
If you're going to have to check in late, dont try ringing the number on the website, its the wrong number apparently, but that was our fault somehow. And also other guests fault throughout the week. If you would like to ask for anything out of the guest guide thats not been provided, you're best not asking, you might get it but not without a battle, or youll be told 'this isnt a 5 star hotel you know'. Oh, and be aware its communal tea and coffee facilities, and you're being watched on CCTV. Take as much as you want you're told but dont take too much, whatever too much is, or youll be swiftly told off.
Dont expect a sleep in either. If you go for one of the rooms adjacent to the dining room then you'll be woken up by the first guests that get up and want breakfast. Its not the guests fault. Its the layout and the 'hosts' not being aware of how much noise they create and an unwillingness to try and control it.
Do expect, that if you get on the wrong side of the hosts they'll be sanctions...you'll notice even less willingness to make your stay pleasant and less breakfast. On the upside, the rooms are nice and tidy, the showers powerful, there's defiantly a forest around you, plenty of windows and a memory foam bed for a reasonably good nights kip. The location is also very handy.
The place also has won plenty of awards in the past, but these were some time ago and are not a true reflection now.
Would like to use this place again but wouldn't look forward to it. Shame, could be a nice place to stay.

Staff at Foxwood where spot on. only negative side was the 'wafer thin' dividing walls of the rooms, and you could clearly hear the domestic arguement of the couple next door, it was like an epsidoe of Eastenders. All in all a great cental pont to base yourself
