Our bed and breakfast is quietly tucked away at the rear of our Regency town-house. Guests access their room(s) through their own private entrance, a feature much appreciated by guests.
A light breakfast is included in the quoted price: Continental style offering toast, preserves (home-made) cereals, tea,coffee, juice, etc.

For those with a bigger appetite, or determined to treat themselves, can enjoy our highly praised full English breakfast, using high quality locally sourced produce where-ever possible. Our full breakfast is available at £4 per breakfast. Lighter cooked versions can be provided on request at a realistic price.

All breakfasts are served in the elegant dining room at the front of the house, overlooking the Gover Valley.

Our 3 rooms, all en-suite, are individually decorated and well-equipped with (hopefully) everything you might need.

The house is only a 5 minute walk from the town centre and 10 minutes from rail/bus/coach links, useful if you are not using your own transport. Nearby coastal attrctions include the coastal village of Charlestown and Porthpean Beach, both 2 miles away. The Eden Project and Lost Gardens of Heligan are 5 miles away, a 20 minute bus ride (quicker by car!)

In the morning guests are served in our spacious dining room at the front of the house, overlooking the Gover Valley.

Our central, quiet location makes it an ideal base from where you can acces many lovely places.
We aim to make your stay as comfy as possible; and we are just next door if you need us.

staying at Sedgemoor Heights
I booked at the last minute and the owner Ray was very helpful with directions and with any of our queries. I'm afraid it was down hill after that Our room was clean but old fashioned which I didn't mind too much as we were only staying one night. The cooked breakfast was not up to standard. Under cooked and margarine instead of butter.

I'm dreadfully sorry these visitors did not enjoy their stay on our "old fashioned" room. It was totally redecorated in 2013; all the thick, ugly paint was burnt off and light stained. High quality wallpaper was put up and pictures added using the original picture rail. The house was built in 1820 and we have no desire to make it look "modern"; this is a Regency property, not a modern hotel. The décor and furniture hopefully reflect that era. The ensuite has a Victorian styled bathroom suite and a [not Victorian!] shower. All our bedrooms are well equipped, as expected by our guests. The LateRooms.com site and our own website has photographs, including ones of the Nursery, and shows the styling of all our rooms is obviously not "modern". As to the breakfast, I can assure our visitors that butter is served at breakfast; I always have [unsalted Cornish butter to be precise]. As to undercooking the breakfast, this complaint is an unprecedented first; if it were mentioned at the time, the "undercooked" items could easily have been grilled further. [In fact, this very week 2 visitors, when ordering their breakfast, specifically asked for their bacon to be "crisped to near burning!"). Happy to oblige!

Excellent night in St Austell
Sedgemoor Heights has excellent, comfortable rooms , I never normally sleep late but slept through to 7.50! Really peaceful. Excellent bathroom and breakfast and very helpful contact before arrival regarding how to get in. Good information in lobby on buses to get to my destination.

For a welcoming b & b you can't do better.
Very friendly welcoming hotelier.......even spent time to show my husband his wonderful record collection!!!

a miss match of everything
this was our second stop in our travel, from the outside the house look very nice, then when you come in is this man with this dog barking (GF she is a bit scare of dogs) then when we came to the room it was like sleeping in a ashtray!, stank cigarettes and we both dont smoke so it make it more unpleasant. the room it has every kind of furniture and not good quality and was NO TOILETRY at all. Breakfast it seem like he make an effort but not good enough. Overall acceptable...?

We found the b and b very clean and tidy .our room had everything we needed .there was plenty of tea and coffee for us which was great usually find theres not alot .was only a five minute walk to the town which was great .the breakfast was fantastic and plenty of it well done to ray ,found ray very friendly and helpful .had a very enjoyable stay

somewhat strange.
We arrived late PM and let ourselves in, following owners instructions via email. We texted owner to ask where breakfast is served, he then knocked on our door and chatted a while. We went out in search of a hot meal, but while out the owner entered our room and turned off the lamps I had left purposely on, as on our return it would be dark and unfamiliar to us.
