About the hotel
Derwent House is situated in the Conservation Area of the Climping Gap, the last undeveloped stretch of coastline between Brighton and Bognor Regis. The West Beach Sand Dunes are an area of Special Scientific Interest with rare plants and birds. Climping Street is a no-through road giving access only to the Beach (1/2 mile), the prestigious Bailiffscourt Hotel, a renowned venue for weddings, and the Black Horse Inn, a traditional Pub/Restaurant, just two minutes walk down the lane.
Guests will find a warm, friendly welcome from Jon and Julia to their country home where they offer quality bed and breakfast in a relaxed atmosphere where their guests can escape from the pressures of the outside world and discover the calm of the country and seaside.

Spotless B&B, the hosts were very welcoming and we'd certainly stop there again. They allow dogs which will be a bonus for us on future visits. This was a great stay even if it was only for two nights. Spent both evenings in Arundel which has to be seen to be believed. The only minor gripe would be the bathroom, the sink units needs to be refitted so it doesn't sit so far back. Not a massive issue for me as I always shave in the bath or shower but if I was shaving over the sink I would've put my back out with bending so far over. Like I say, that's minor and I have to give it overall a 10/10.
A wonder Home from Home but with an extra touch of luxury
We had a wonderful three night stay and all our needs were catered for.
The room was spacious with loads of hot water for a great bubble bath, everyday our room was cleaned and added extras including bottled water and choccy snacks were topped up. There is a lovely beach a very short walk down the lane and a pub that serves really good food. Came back very refreshed.
