Problem Solved
This is my second time in 3 years of using this hotel,booked for its location i.e a few hundred yards from the railway station, The first visit was highly recommendable and yet it seems to to have surpassed its self , I cant shout its praises loud enough. I look forward to my next visit..thank you for nice stay.

Pleasant stay
Wonderful location: 100 metres from Edinburgh Waverley, 1minute walk to the Royal Mile. Ideal room size and cleanliness! Staff are friendly and informative.

Perfect location for train station and all tourist attractions and 5 minutes from princes street. Nice rooms with comfy beds and maid service everyday. Breakfast was grill with plenty of choice for every one...

Nice comfortable room, quite basic but fine for a few nights stay for a business trip. Staff very helpful. Free wi-fi throughout which was good.

Prompt efficient service with facilities to leave baggage before & after check in/check out.
So conveniently located so taxis unnecessary.

Overall the stay was very pleasant and I would recommend to family and friends. However the hand rail in the bathroom was loose and there was a leak by the window in the bedroom which also a damp.
