Counan Guest House is a family friendly establishment which strives to make their guests stay comfortable and relaxing. Situated in the south of Edinburgh, we are within walking distance to all major tourist attractions such as Arthurs Seat, Holyrood Park and Edinburgh Castle. Many pubs and restaurants are also close by. There is also easy access to buses so guests can take all major buses to the city centre. We offer free car parking to our guests at the front of the property and simple, good value rooms. Edinburgh is one of the world's most distinguished and spectacular cities. Its atmospheric medieval Old Town and majestic Georgian New Town have both been designated World Heritage Sites. Its Festival attracts visitors in their thousands. In or near its centre it boasts world-class art galleries and museums, the renowned Botanic Gardens and an extensive Zoological Park. It is a treasure trove for shoppers in search of anything from rare books and malt whiskies to bagpipes and full Highland dress.

Hotel horror
Worst hotel experience of my life. We arrived on the street which the hotel was situated pretty late at night, so it was dark but there was adequate lighting. We drove up the same street several times trying to locate the hotel, failing to spot it on a few occasions. Finally we found the building which didn't advertise the hotels name, only 'guest house'. On entering the establishment we walked straight into the vicinity without a key to open any of the doors only to be greeted by no one. We rang the number provided to get checked in finally.
When I opened the door to the room, I didn't know whether to laugh or cry at the thought of sleeping there. The bed was slightly bigger then a single, hardly big enough for two. The room wasn't much bigger then the bed, with the luggage and ourselves inside there must have been a cubic metre spare. We had one towel between us for a bathroom 100 yards away. At this point I was least impressed. Just before leaving the room to go out, I decided to check the lock by giving the door a slight nudge. On doing this the door came straight open. I looked at the lock and it was ancient surrounded by rotten wood.
In all fairness they offered us their family room, which was in another building but had 5 beds so we were very keen. So we packed all our things and trekked over to the sister building across the road. When we got to the next room and opened it I was even more shocked then the first room. It was a room about 20X20ft room with 4 single beds and one double bed. The thought of a family of 5 living there astonished me as we struggled for room again and there were only two of us. The upgraded en suite we had was shocking, it was unclean and the shower was a dribble of water, prisons would have better bathroom facilities. The mattresses were non existent and it was like sleeping on concrete. On checkout there was no one to hand the key back to so I had to leave it on the side, then drove as fast as I could back home. It was a good job Europe won the Ryder cup!!

Spot on for the price.
Perfectly decent guest house. Very good location in an interesting corner of the city with some good walks (with great views) nearby and not too far from the city centre.

Would not stay here again
Room 6 is awful, it is a basement room , t.v did;nt work one of lights were broken and room was dirty and. very dated , loose flimsy rug on laminate floor was very slippy. Lady who served continental breakfast was very helpful though..

Cheap
In a good position, car park provided, and cheap. However room was small and in the basement with no natural light, with no provide toilet, and breakfast was not good. They don't even provide tissues if you want to wipe your mouth!

Don't stay here
Counan guest house markets itself locally as the "Four Seasons", as is evidenced by literarature and notices in the property. Why the name change as through LateRooms.com?
Our room had a very loose Chubb lock - not family friendly.
Of the two bathrooms in the property, only one worked.
Breakfast was cereal, yoghurt and toast. Tea and coffee were deposited on our table without asking what we wanted, but unfortunately both were lukewarm.
Electric plugs in our room were not entirely safe looking.
Very dingy throughout. Not a good experience - one to forget.
