Aynetree Guest House is a family run Victorian detached guest house, with FREE private parking for 6 cars, situated near the city centre. All rooms have en-suite except one which has a private large bathroom. The dining room has a coal fire which is used during chilly mornings. All bedroom windows draught-proofed and refurbished with acoustic secondary glazing installed in front facing bedrooms January 2011, retaining the character of the house.

Guests may leave their car/luggage from 10.00am. Arrivals after 9.00pm must notify the guest house. Unfortunately, due to excessive bank charges we are unable to accept debit/credit card payments under £130.00.

Central to all attractions. Some rooms have views of Arthur's Seat.

For your comfort, we offer five fully equipped en-suite bedrooms and one double bedroom which has a private spacious bathroom; all modernised to a high standard. All bedrooms have controllable central heating, complimentary toiletries, hair dryer, radio alarm clock, remote control colour flat screen TV with Freeview channels, hospitality tray with tea/coffee making facilities. Guests can always be certain of personal attention.

To fuel guests for their day of exploring, we offer a full traditional Scottish breakfast, or vegetarian option, or a full continental breakfast. Guests with special diets are also catered for on prior notification.

Edinburgh's excellent and convenient public bus service gives quick and easy access to the other parts of the city with a direct bus to the city centre from the bus stop right outside the house.

■ FREE wireless high speed Internet access is available to those wishing to use their own WiFi laptop computer at the guest
house whilst staying with us, subject to compatibility.

Nice guest house but not very good explanation for the location
In the web-site of the guest house there is not very well done explanation how you can reach the hotel and location description doesn't correspond to the reality.

Good location and experience.
This is a nice double room in a very welcoming guest house. The room was clean and tidy and had good facilities. The guest house has great access to the city centre and we were given great advice about attractions and routes to them.

We love Brian and Mischa :)
We had an awesome weekend staying here; everything was perfect. Brian made sure everything was how we wanted/liked - and the bed was extremely comfortable.
We would definitely stay here again, and we hope Brian enjoyed the chocolate we bought him to say thankyou for such a nice stay.
