About the hotel
This Victorian building is located in a highly desirable area of Merchiston, with Union Canal at the rear of the guest house. Edinburgh city centre and the castle are 1. 5 miles away, and there is free Wi-Fi and limited free parking for 3 cars on site.
There is an excellent bus service which operates from outside Edinburgh Recency Guest House, and takes only 10 minutes to reach the city centre. The fashionable shops of Princes Street can be reached in 25 minutes on foot. Rooms at Edinburgh Regency are en suite, although one has its own private external bathroom. All rooms have a TV and facilities for making tea and coffee. There is a TV lounge for guests to relax in, and a full cooked Scottish breakfast or a lighter continental breakfast is available each morning.

Very Limited parking, room cold and noisy
Parking availability is actually only for 2 cars max so my partner who was assured that our car would fit in a tiny gap ended up parking in a pay and display 10 mins away.
I was then informed that they like payment before I stayed the night which I declined paying until the morning. Room was in the basement next to the laundry cupboard which they had finished using by the time we returned from our meal however they had left both machines switched on so at 11pm I went upstairs to ask the staff to turn them off only to find the 24 hours reception desk was closed so as I went back to the room I noticed the door was unlocked to the cupboard so turned the machines off myself. The room although faced the garden and it may have recently been refurbished, lights were hanging out of the sockets, which some didn't even work and curtains didn't even fit the windows let alone face the right way round plus as you entered into the room they hit you in the face. The en suit was tiny so being plus size doesn't help and even having the heating on full it was freezing cold in both parts of the room.
Did the job!
OK, but never a 4 star guest house.
