Barely 3 stars! Definitely not 4 stars (imho)
General comments: We travel frequently throughout the UK and this room was definitely not 4-stars standard in our experience.
I would have just barely given our room 3 stars. I imagine the quality of rooms is highly variable, so beware.
The good: Really friendly staff. When they got my wife's personal review after our stay, they responded that day and offered an unspecified discount if we stayed with them again in the future. I found the bed comfortable, although the sheets didn't really fit. It was worth the £55 per night we paid, but I wouldn't pay more. And, you could hardly beat the location. The bad: The bathroom was TINY and the shower dirty. A lot of broken things and furniture. Cleaning tools (mops, hoover) were stored in the open. And lots of stairs. Their policies are not only unfriendly but they feel downright hostile and unwelcoming.
Based on the friendliness of the staff I would give them a second chance -- if the price was right. But I could not recommend it in a city where there are many excellent alternatives.
The apartment was gracious and well maintained.
Our hosts Harvey, Patrick and Paul met our every need including a lift, laundry service (since our washer was broken) and storing our luggage. They could not be more welcoming and added greatly to our visit to Edinburgh.
