Good short stay acomodation
Only minor adverse comment would be that bath towels were definitely on small size.
I stayed in top floor room and with no lift the stairs were challenging for guests of advanced age but this was compensated by an extensive view of the city
Lovely cosy room.
After all the travelling we did that day and day prior we only ended up staying in the room from arrival Except to pick up some food. Didn't have breakfast that we had paid for as we both over slept. Would have gladly paid extra for breakfast room service but was told on arrival none was available. Lovely stay
A very friendly place and helpful team.
The property fell short as a 4star, however you can clearly see improvements taking place and we are confident things are going to improve. Bathroom essentials were little and the tv with wires dangling down the wall was not good and neither was the rather stained bedroom carpet. They are a lovely staff and when the improvements are completed. Hopefully we would come again.

Newly refurbished, tastefully done, very good large walk-in shower, comfortable beds.
Air conditioning. Car park available, also free parking along the road outside and round the corner. Plenty of choice at breakfast, very efficient service, high quality food. The staff really seemed to enjoy working there, providing friendly, personal service, helpful, even carrying cases up and down stairs. There were a lot of stairs.
CLean Room, Warm Welcome, but Not the Room Shown on the
First the positives - we received a very warm and friendly welcome from the owners, and the room was very clean and tidy, newly refurbished and of a high standard.
The reason that I have marked it down is that the room was really tiny. It was in an annex at the back of the hotel and looked nothing like the rooms shown in the photos on the LateRooms website. There is no mention of this annex anywhere on the hotel's website.
As we chose this hotel over others on the basis of these photos, this was very disappointing. If I had known that the room was this small we would not have booked it. Breakfast was OK but nothing special.
I felt that we had been mis-sold and that the room we had was not good value for money.
Holmwood House, York

Stairs keep you fit. But not a problem for us. The car park was smaller than i thought so glad i got there early. Our room's decor did make me laugh but it grew on me, typical b&b style i thought with flowers and butterflies and matching curtains, total contrast to the very modern clean looking en suite. They were however getting new carpets etc in communal areas so this refurb may stretch into the rooms just to spruce them up in future maybe. Breakfast was served in a lovely big room downstairs and it was absolutely delicious so 10/10 for that. I would stay here again, gentle 15 min stroll into the centre of York.
Fantastic customer service
The hotel was very clean but in need of some refurbishment.
I would definitely stay again but I wouldn't pay the extra cost of staying in a superior room when a double would probably be the same. But we really did enjoyed our stay and the staff were really polite.
Lovely weekend break
The staff and owner were very friendly and helpful.
The hotel was very clean and the room was lovely. We stayed in March and the heating provided was just perfect. Everything that we needed was provided for, with plenty of hot beverage choice and biscuits. The breakfast was excellent and served by friendly and efficient staff. The car park is definitely a bonus. The hotel is located within a 10/15 walk of the centre of York and there were good restaurants within a 5/10 minute walk. I would definitely recommend this hotel.
The stay was perfectly ok and we have no real complaints at all.
Parking was provided at the rear but was a tight squeeze. The present ongoing updating of the property doesn't help give that welcoming an impression and the lack of human contact at reception (which needs to be signposted far better) until we used the speed dial telephone was rather odd. There seem to be quite a few staff involved in the running of the place and there was a general air of disorganisation (but it was rather quirky for this). The accommodation is dated and the updating being carried out is needed. It was good to be able to walk into York and we appreciated being able to leave the car in the car park on the day we left. Breakfast was very good albeit in a cellar room with no real view out. Compared with two other places we stayed in last week - one a 3 star and the other a 4 star, I am surprised at the 4 star rating of Holmwood House.
