Poor facilities and poor value for money
This B&B gets good reviews from people who stayed in the en suite rooms but if you're in a 'standard' room, it's a completely different experience.
The three bedrooms on the top floor (up A LOT of stairs) all share a very grim bathroom. There's no bath, just a shower, although it's a big room and there's space for one. There's no towel rail, so you have to put your towel on the floor. There's no chair or clothes hooks, so you have to put your clothes on the floor too. In the bedroom, the mattress was so old that, when I sat on it, the dent just stayed there (and I'm not that heavy). It was incredibly uncomfortable to sleep on. I told the landlady, who said, "If people don't tell us about these things, we have no way of knowing." No way other than checking them, or noticing these things when you're changing the sheets, I guess. It's not difficult - in fact, the mattress was in such a poor state, it would be impossible NOT to notice as you changed the sheets. The overhead light didn't work either - again, something that a quick check would have shown. Also, the higher you go in the building, the dirtier things get. There are parts of the stairwell near the top that are thick with dust. For breakfast, there were only two cereals available, Honey Nut Cornflakes and Fruit & Fibre. If you want porridge, Weetabix, Rice Krispies, just normal cornflakes, yoghurt, fruit, or anything other than those two cereals, you're completely out of luck here. Other than that, there was just a meaty cooked breakfast - no other options were offered. Weirdly, there were no milk jugs on the breakfast tables. All the guests in the hotel had to share one big milk jug, getting up from the table to pass it or fetch it from someone else. That's a real clue that the people running the place don't seem to know the basics of running a B&B.
There are positives to the place. It's well situated in Kemptown and Tara, the landlady, is pleasant. But there are plenty of other places with equally good and better locations, and friendly staff, where you will get much more for the same price. Including a good night's sleep.
Great for money we paid, but...
The service was amazing, but the room...
Well it was very good as we walked through the door, but upon closer expection under the bed looked like it had never been hovered and was covered in clumps of dust, rubbish and socks.
The bed was the comfiest I'd ever slept upon. The cleanliness was a let down

A day in Brighton
The staff was helpful to a fault, and even offered to stay up an extra two hours beyond his normal shift time to make sure we got our keys.
Due to an error by another guest the fire alarm went off in the middle of the night. Despite not being at fault, the staff offered to pay us back 25 % of our room fee (£5 each). All in all a wonderful stay.
Hotel is in a great location, close to all Brighton has to offer.
Hotel staff was friendly and room was small but nice and clean. Only bad point was our room was at the top and there was a lot of stairs to go up and down, struggled with our luggage.
In between flats
Hotel was nice enough, clean and tidy, very friendly staff, would of been nice to have a sausage with breakfast.
Handy fridge in room, TV a little too high on wall. Nice window seat with good sea views. Plenty of restaurants, shops and pub's near by.
Good value Brighton

I had a nice chat with the receptionist on arrival.
Lots of stairs to climb to get to third floor but I'm fit so no problem. Would have been a nice touch if staff offered to take my suitcase up but I would have probably refused the offer. Room was very small but very clean. Very comfortable bed and peaceful through the night. Nice breakfast. No complaints about anything. I enjoyed my stay.
Friendly and Great Value
Stayed here for a week and couldn't fault the place.
Staff were extremely helpful and friendly, they went out of their way to make you feel welcome. Relaxed atmosphere, great location, super comfy bed. The only thing that I would change is that I'd start the breakfast half an hour earlier as it didn't leave me much time to get to work. But that's a personal preference and so not the hotels fault. I would definitely stay again.
Great Little Hotel
Lovely hotel for a good price.
Staff were very friendly. Our room ( No. 1 ) was ensuite and was very clean. The shower was very small but adequate. Breakfast was good. All in all, a good stay.
