The Swallows is a small and exclusive family run bed and breakfast offering home from home accommodation, in an attractive and peaceful residential area. The seafront and beach are within 300 yards of our house and the station is just a 5-minute easy walk away.

We're located in East Devon, with two miles of sandy beach, great restaurants and pubs, the south west coastal path, river and coastal cruises, bird watching, National Trust properties, water sports or cycling. There’s always something to do, year round.

The Swallows also makes an ideal base for exploring the city of Exeter (just 10 miles by car, bus or train), the beauty of Woodbury Common or Devon’s two National Parks – Dartmoor and Exmoor. If you have a son training to be a Royal Marine Commando, you’re just a 10-minute journey to the Lympstone base for a family day or Pass Out Parade.

Excellent B&B
Friendly hosts, comfy room and great breakfast. Would certainly stay here again when visiting Exmouth. Highly recommended.

A real gem of a place.
The exterior picture grabbed my attention in the first place - not keen on modern or minimalistic types of accommodation.
The hosts and the accommodation were both excellent in every way. Friendly and helpful (I was on a house hunting trip).

A lovely quick break!
A warm welcome at the swallow, offered fresh milk for our tea and our hosts were accommodating with the use of an iron and parking both of our cars! The room was small but perfectly equipped, and very clean! Really lovely views over exmouth made up for the small space. Breakfast was lovely, freshly cooked and filling! A little pricey but well worth it!

Scooter rally in Exmouth weekend
Excellent Guest House with a very welcoming couple running it.
A fantastic weekend in Exmouth and for sure will be back next year.
Location was great and ideal for the Pavillions and town centre.
Breakfast was great.
Cannot fault this place and recommend highly.
