Kirkpatrick House is a detached Georgian residence situated at the Gateway to Scotland near Gretna Green just two minutes from Junction 21 of the M74 motorway. We are ideally situated for touring South West Scotland, the Northern Lake District, Hadrian's Wall and the Scottish Borders. Gretna Green is only 3 miles away.

This is a Historic home, with original character, and furnished in line with this style. The house is set in its own private mature gardens with secure parking within the gated grounds. Sample our Free Range eggs, local produce and home made preserves for breakfast.

Cyclists and motorbikers may use our coachhouses for overnight, undercover secure storage.

Directions: Heading Northbound on the M74 motorway turn off at Junction 21 for Kirkpatrick Fleming down the slip
road and turn Left.... heading for the village of Kirkpatrick Fleming..... then turn Left at the mini roundabout (the village will be straight ahead)..... heading for Annan.
Directions: Heading Southbound on the M74motorway turn off at Junction 21 for Kirkpatrick Fleming up the slip road and turn Right.... heading for the village of Kirkpatrick Fleming..... then keep straight ahead at the mini roundabout (the village will be to the right)..... heading for Annan.
Continue from both Directions: Drive approx. 300 metres and you will see a church on the left... indicate Right and turn into the narrow lane (you will have to stop before turning as the turn is on an "S" bend, my B&B signs will be visible). Kirkpatrick House is the first detached red sandstone property on the Left hand side with a large monkey puzzle tree and B&B sign to the right of the main entrance gates.

What a wonderful place to stay!
Looking for a place to stay whilst on a short break, Kirkpatrick House offered us a convenient position, closely situated to Gretna and only half an hour or so from Dumfries. We stayed in the Family Double room with external bathroom as it was listed as a very large comfortable family room. On arrival at the beautiful Georgian period residence, we were warmly greeted by Carol who could not have been a more pleasant hostess. Over the few days we stayed, Carol provided more than adequate information and guidance on the history of the house and local area as well as sights to see and things to do, even so far as providing us with several maps and plenty of tourist leaflets. Carol’s recommendation to visit the Globe Inn in Dumfries we are especially grateful for as we tasted one of the most wonderful burgers we have ever eaten.
The room we had booked was everything we had hoped for - spacious and immaculately kept with pretty views of the local church and surrounding fields. The level of cleanliness not only in our room and bathroom but throughout the entire residence was spotless. An important feature for us is that the beds and pillows have the appropriate protectors and we were delighted to find they were all present. The rooms were serviced every day throughout our stay, with fresh towels, tea/coffee etc. always changed & replenished. The family room proved to be a most comfortable area to relax in with an open log fire keeping us warm during the evening and the rooms sufficiently heated during the night - we would however suggest that you pack an extra jumper if you plan to be out in the winter months as it can get a bit nippy. Carol was also able to recommend the local pub, The Station Inn, for evening meals which provided excellent local food at a reasonable price.
Highly recommended and Carol will most certainly be hearing from us in the future

A beautiful spot
We received a very pleasant welcome and were fortunately able to change our room to the one with the bathroom. We had not realised when we booked that our room would not be en-suite and that the bathroom was downstairs. However the new room was double the cost of the first one! It was very luxurious with an amazing sunken bath. The breakfast was nice. Nothing was too much for the land lady.

A hidden gem
We took a few days out to charge our batteries and couldn't have found a better place to stay. Carol looked after us fantastically. The room was lovely and the complimentary tea tray well stocked with biscuits and dried fruit. This was replenished each day during our stay. Breakfast was amazing, plentiful and freshly cooked, with a selection of delicious home made jams and marmalade. Very relaxing and most enjoyable.

HIGHLY RECOMMEND
The owner Carol is lovely, she made us feel very welcome from the time we arrived until we left. The house is set in a beautiful location and the character and warmness of the house make you feel very relaxed. Our room was excellent, large and very clean. We both felt totally relaxed and spoilt. Hope to return again in the future.

Best B&B
We stayed at Kirkpatric house on route to Inverness.
We were so glad we did. It provided the perfect mix of convenience, not being too far from our planned route, comfort and with a warm welcome Kirkpatric house was just the epitome of a perfect stop over.
The location is just beautiful, the accommodation is very comfortable, a cosy home rather than a commercial box.
The breakfast is strictly local produce/ home made and should not be missed.
We loved it so much we booked for our return home too.

Enjoyed our stay
We were staying as attending wedding close by. We were made to feel really welcome and were greeted with complimentary hot cross buns as it was Good Friday. Room was spacious and clean. Had a great breakfast next morning too. Just what we needed after wedding celebrations before drive home. Land lady couldn't have done more for us and we were made to feel perfectly welcome. Shame our stay was short. Would also recommend you buy some happy eggs from her during your stay.
