Firstly this B & B is very remote and is difficult to find, satnav essential.
That said the location has breathtaking scenery and is extremely quiet and relaxing. The hospitality was first- class, nothing was too much trouble. I stayed (on a golfing trip) in the Single Room which does have a low sloping ceiling and being over 6ft I banged my head a few times....but that should take nothing away from a very comfortable room. I also viewed the Double and Twin rooms which were very impressive, so much so that I intend to return soon with my partner rather than my golf clubs . Thanks for a lovely stay !

Friendly welcome nice room bit cluttered with ornaments and cushions which limited space to put stuff probably needs carpet as flloor very cold ...breakfast very nice in cosy farmhouse kitchen...would recommend for the price
very handy for an overnight as it is just a few minutes from the motorway out in glorious countryside.
Sure there are lots of things of interest locally for a longer stay, but we were just passing through. As it is in a rural spot there is nowhere you can walk to for dinner or a pint so you would need to drive just a few minutes to local pubs. lovely room with everything you would need, easy plentiful parking, outside picnic tables on the lawn and a little putting green. Cooked breakfast in Amanda's kitchen. Amanda and her husband are really friendly and helpful hosts.
Broadlea is just off the A74(M) but within yards of the centre of the post code, i.e.
easy to find using Satnav. It is welcoming, cosy, well appointed and quiet, (out in the country). We were directed to a local pub for an evening meal which was very good as was breakfast the next morning. An excellent experience.

Firstly, it's not difficult to find ~ numerous signs saying 'B & B' should help anyone not wishing to stay at Willow Cottage, down the road, which is where your Sat Nav will take you.
That having been said, the reception is just what you want after a journey, warm, friendly and not overpowering. The rooms are as described, WYSIWYG which is fine. Beds are more than comfortable and waking to a properly-cooked, full breakfast is a carnivore's delight. We had a one night stay which set us up for the day ahead,
A definite recommendation as a first-time user ~ if you visit, ask about their definition of rustic!!!!. Loved the stay ~ many thanks again

Lovely and peaceful just down a country lane but only about 5 miles from the nearest town (Annan).
Ideal location for a quiet getaway but brilliant location for Carlisle, Gretna Green outlet etc. The accommodation was lovely and the owners couldn't do enough for us. The breakfast was lovely and set us up for the day. Very friendly hostess and I would highly recommend this accommodation and I would definitely go back in the future.

Great location for breaking up trips to and from Scotland. Clean, well-equipped, good Wi-Fi, rooms are in a separate building so a degree of privacy also. Breakfast was great, in the kitchen of the cottage. Very friendly host as well. I would certainly return.
Very cosy and welcoming
We stayed one night on our journey further north.
We arrived in the dark but it is perfectly easy to find using the directions provided (instead of the satnav). The room was just right, the breakfast was great and the hospitality was very warm and friendly.
