Our boutique hotel offers affordable, luxury and first class entertainment, situated in the heart of Dunfermline's city centre.

All 17 bedrooms are en-suite with HD flat screen TV's with FreeView; free WiFi access and room service facilities available.

The hotel is in an ideal location for business, short breaks and for those who wish to visit Scotland's Capital, Edinburgh,which is a short 20 minute drive from Dunfermline.

Just moments walk away are the lovely historic sites of Dunfermline, including Dunfermline Abbey, Andrew Carnegie's Birthplace, Abbot House, and the beautiful sites of Pittencrieff Park.

Dunfermline is an ideal place to visit, Knockhill Racing Circuit, Deep Sea World, Fife Coastal Villages and many beautiful golf courses including St Andrews, Old Course, all of which are within a short driving distance from our hotel.

Adjoining the hotel we have a music/club/bar & restaurant complex. Albertos Kitchen is our in-house authentic Italian Restaurant which has already established itself as the place to eat in Dunfermline and is a very popular eating destination with the locals.

Harlem @ Collective Bar & Nighclub is Fife's Premier Entertainment Venue comprising of 3 bars, private function spaces and nightly entertainment.

We are within walking distance to bus and train stations direct to Edinburgh and with the 6 Nations games around the corner we are ideally situated for travelling to Murrayfield Stadium.

We are the perfect base if you are looking to book accomodation for T in the Park , we are only 15 minutes’ drive from Balado, Kinross with buses direct to the site if camping isn't for you. Just OK
This hotel served the purpose, but wasn't great. The room was air tight because the window do not open. The cups for tea and coffee in the room were dirty and the bathroom was dirty, especially around the shower head and around the bath. cleanliness standards are very poor. The table service for breakfast was poor too. The dirty dishes were left on tables and the quality of the cooked breakfast was poor.

Amazing we love this hotel
Second stay here we loved it. Yes it is noisey once clubs out but nor to the extent you can't sleep. Beds are comfy staff are great food in restaurant is lovely.

Quality good but noisy
Good standard of rooms. We stayed on a Saturday night and had been warned via the reviews of the noise from the nightclub but was shocked at the actual noise level when we got there. I'd recommend the hotel but if you're stopping on a 'club nigh't be sure to go to the club because you won't sleep until the early hours.

shower unbelievable
open wetfloor shower but mould all round edges , drain clogged with filth , only hotel I have not showered in preferred to wait till I got home, glad I was only staying 1 night, late rooms states cooked breakfast but told on arrival not on a Monday morning no reason given, first bad experience I have had with laterooms hope it is the last.

Very nice
I read other reviews after booking and there are a lot of comments about noise from the nightclub. Yes you can hear the music, but I didn't find it a problem. I switched on the air conditioning as it was a warm night and then couldn't hear the music at all. The room was clean and comfortable with everything you could need including good information about the hotel and the area. Breakfast was lovely, the staff were friendly and welcoming, the hotel beautifully decorated and very nice.

Hardly boutique
This hotel calls it's self boutique it needs new pillows cleaned right black mould in bathroom and a member of staff was really rude

If you stay on a sunday night, you only get continental breakfast and not continental and cooked as stated by laterooms
