KEMPTOWN ATELIER is a unique Studio Apartment in the very adult area of Kemptown, two minutes from everything, the Pier, the Beach, the Pavilion, with shopping, cafes and restaurants all around.
Perched on the first floor above a posh flower shop, the Atelier offers a spacious loft-like room serving as bedroom and sitting and dining room, with lots of windows and plenty of light. Separate compact kitchen, shower room and WC.
The flat is decorated in a flamboyant & eclectic style with Impressive double bed & single day bed.
Step down to the street and coffee shops, cafes and restaurants, clubs, pubs and shops are at your doorstep. Remember though, this is an adult area and it is left to your discretion if you wish to bring a child with you.
Kemptown Atelier is furnished in a playful style combining retro 50s period charm with modern comforts and includes TV, DVD, iPod dock, radio and Wifi.
PARKING: We encourage our guests to come to Brighton by Public Transport. Sadly, we no longer have parking permits, but our best advice for parking would be to try parkinmydrive.com.
Although on the first floor, there is a very cramped staircase leading to the flat, so we do not recommend the flat for the elderly or for small children.
Brighton can be quite lively at night and there are pubs and bars in every neighbourhood - particularly in Kemptown!
This flat is utterly adorable and truly a moments stroll from everything in Brighton, but Kemptown is not for the faint of heart!

Great hideaway for a few days in Brighton
We had read the reviews and had low expectations of this flat but actually we were really happy with it. Loved the decor, the kitchen was really clean and well kitted out, the location was perfect. So close to the seafront, Kemptown and the centre. The studio was compact but very bijou. It could do with a little updating in places such as the bathroom and maybe time for a better quality mattress. Overall we decided we would def like to stay there again.

Family break from hell!!
Inside the property:-
Broken windows taped together
Broken door handles
Tatty bedding with prices hanging off
Spare bedding (for sofa bed) stored on the floor in a smelly cupboard
Furniture that looked like it had been rejected by a second hand shop
Flat screen TV was the size lap top screen
The only view out of the window was a brick wall
Grease smeared kitchen window
Directly outside the property:-
A porn shop
A shop selling men's PVC outfits
A bar we were not allowed in (because we weren't gay)
A small gathering of people outside the door (waiting to score!)
The owner of the property was fully aware we was bringing a 9 year old child but did not think to inform us of the area. After my complaint she has since changed the description on the Late Rooms website informing people that the area is unsuitable for children.
I booked for two nights but we only stayed one due to the state of the accommodation and the surrounding area. We booked into another hotel for our second nights stay and had a fantastic time.
A complaint was raised on my return to the property owner requesting a refund for the second night, even after viewing my photographic evidence she refused a refund.

I am in a dispute with an unhappy guest who recently walked out of my enchanting apartment in Brighton’s flamingly gay neighbourhood of Kemptown. Regrettably, this poor lady was obviously unhappy because she felt shocked by the neighbourhood where this charming flat is located. This is just inside Kemptown - close to the Lanes, the Pavilion, one street from the ocean and two blocks from the Pier and the Sea Life centre which is great for children. It is a fantastically diverse area and close to absolutely everything. However, it is Kemptown, the gayest part of Brighton. Obviously my unhappy guest neglected to research the area. I was completely unaware that she did not know where the flat was located. Everyone else who has stayed there has CHOSEN this location. Although I felt terribly sad that she was unhappy there, I was surprised when she then went on to lie and exaggerate about the flat itself. I was so shocked at her remarks that I drove right down to Brighton from Bath, where I now live, to inspect the flat myself. I was amazed at how fantastic the flat looked. The furnishings are in perfect repair and absolutely wonderful. Every picture on the wall is unique and interesting to look at, all of which were chosen with great care, as was every ornament, mirror and object in the flat. Even the mugs and teapot are co-ordinated to match this unique decor and the effect is enchanting. The photos of the flat that one can see in the Laterooms are exactly the same as the flat itself and reflect the style! The carpet she photographed is a gorgeous deep blue oriental carpet and all the furnishings are 50’s retro or “Orientalist style”. I know this decor is not everybody’s cup of tea - but she viewed them on the site, so she should have nothing to complain about. Although my visit was a surprise for my cleaners, the flat was spotless. There was not a speck of grease on the kitchen window and the cupboard that houses the extra bedding was spotless and did not smell in the slightest. However, I have purchased boxes to store the linens in, which is how I prefer them myself, but I assure you, they were clean as a whistle. The only true observation in this guest’s complaints were the hairline cracks in the corners of the front windows. These have been taped with special window tape while we have had to wait for the building management company to replace them. This will not happen until the end of July. Meanwhile, the windows are perfectly safe and are not dangerous in any way. We have been on the waiting list for a year! So be it. There was one door handle that had recently broken, but it was only on the door to the store cupboard and is not a major problem for guests. It was easily remedied by my staff when they next came in to clean. All the other door handles - and there are several doors in the flat, are in perfect condition. By the way, there isn’t a brick wall anywhere near by. By the way, when this guest first complained to me, she basically threatened to write the review that you see here if I did not refund her half her money. I felt that this was a blackmail threat and I did not want to give in to her threats. Almost all my other guests have been perfectly happy with the flat - and when I stayed there myself, I was amazed at this enchanting it was - and how great the location is. I felt that the flat is so wonderful and all the guests have been so happy there that I could take a bad review and other prospective guests could weigh her opinion themselves and make their own informed decision on whether to stay there or not. I have since changed the wording in my ad slightly for laterooms only because I did not want to face another situation where the guest did not understand the area or look at the pictures on the website. I feel that some people prefer to stay at the Premier Inn and places like that, while others prefer to stay at a unique little studio apartment like mine, in this unusual area of Brighton. Wonderful accomadation, perfectly situated.
Myself and my partner stayed here for two nights. I love the decoration of the flat, it was homely and cosy. In terms of situation, we couldn't be more pleased. Right by the sea front, with plenty of bars, shops and restaurants literally at a stones throw away. I couldn't be happier with the convenience, we both enjoyed it thoroughly. The only problem we had was that the cooker was hard to use and there were no instructions available. Apart from this I had a wonderful stay and would deffinately come back again.

Great location for sea front
SIngle glazing means you hear everything - even the bar next door's entertainment. Not great if you need an early morning. Great location for brighton sea front.

Fun 3 Days
We stayed 3 nights in this lovely spacious apartment , just off the main shopping street in Kemptown .It had everything we needed and more for a lovely stay and hope to go back and use it again . We had plenty of space and so easy to get to see Brighton from it . Shame about parking but then thats Brighton for you .

Perfect for a short break!
I stumbled on Kemptown Atelier while searching online for a reasonably priced apartment in the centre of Brighton at fairly short notice. It turned out to be just what I was looking for - very close to the beach, more spacious and relaxing than a hotel room, and within walking distance of the shops! While it could be a little noisy outside at night due to the nearby bars (we stayed midweek so I imagine it's worse at weekends), the apartment was clean, nicely decorated, homely and well equipped. We arrived late in the evening but this wasn't a problem, we simply collected the keys from a safe a couple of streets away using the instructions which were emailed. Only five minutes by taxi from the station so it's fine to leave the car at home. Only a couple of minor quibbles - the main window had two cracks in it which were sealed up with sticky tape (perhaps time to get some double glazing to help reduce the noise!) and while washing up liquid was provided, we couldn't find any cloths or brushes to do the washing up with! Also no sign of the hairdryer, but this wasn't too much of a problem. I would definitely stay here again and recommend it to others. A lovely place to be!

A quirky apartment in the hustle and bustle of Kempton, Brighton
The Japenese 50's/60's retro styling is a nice nod to the Brighton Pavillion.
Good points. Seperate shower, toilet facities. WiFi. Comfortable Bed. 100 yds to the front, opposite the big wheel, pier. The Ranleagh blues Pub nearby.
Bad Points. No wardrobe (plenty of hangers on back of door though. Can be noisy (gulls,people). Not the best views out of the windows.
Kitchen appeared adequately appointed; but we didn't eat in once, only using the cafieterre and ice tray. Ate out at all times - recommend, 24 St Georges, Plateau and Mange Tout.

Great location
The location was great for the beach, shopping and nightlife. Bed was lovely and comfortable, kitchen was well equipped. The only disappointing things were the shower it was small and the curtain sticks to you and there was a lot of dust on the blinds and tall plant by the tv. Otherwise it was a great stay and I'd love to stay again.

Fab and funky! Loved it!
We stayed for three nights midweek in this gorgeous flat and it was really perfect for our needs. It was warm, cosy, had a great kitchen and lovely hot shower, was very clean and the bed was so comfy! Some of the reviewers have mentioned the noise level; we can imagine that if you stay at the weekend it might get a little loud as it's right next door to a karaoke bar, but we managed to sleep through any noise, thanks to the Brighton sea air! It's probably not the ideal place if you want somewhere really quiet, but if you are looking for a home from home right in the centre of things, then we can't recommend it highly enough. We will be back...!
