I never stayed in a better B&B.
For the money I paid, I expected less. Fantastic house, furnished and decorated with love. Big and pretty room, lovely bed with a good mattress. Breakfast fresh cooked in good Quality. Perfect hospitality, nothing was too much.

One night stay
I booked this hotel for a 1 night break on the way to Scotland, and chose it, in part, due to the good reviews it has.
It did not disappoint, from the warm welcome, the clean and comfortable room, good facilities, and tasty breakfast. Annan is just a small town, but we found a good Italian restaurant to have our evening meal. Our room was quiet, just as we like it, so we slept well, and were provided with a good vegetarian breakfast before making our way north. We would definitely stay here again if travelling in the area, and would not hesitate to recommend the Rowanbank Guesthouse to others.

Comfort and a welcome in this character property
This house exudes character and we would like to have stayed more than just one night.
The 4 poster Bed was uba comfortable and the room lovely and clean. Owners Sarah and Steve made us feel very welcome.
Comfortable and cosy stay
Lovely large room very cosy on a stormy night.
I stayed just one night however for those staying longer there was a guest lounge which was very well appointed.
We regularly travel Scotland to south coast.
Would stop again.
Cosy and welcoming guesthouse in good location
We stayed on a whim en route back from Manchester to Aberdeenshire; booked the previous evening no problem.
The host was very welcoming and friendly, the place was easy to find and although the secure parking is small we were invited to put our (quite large) car in it as we had lots of Christmas presents and other items. The area doesn't seem at all dubious so I wouldn't worry if you can't get in the car park. We ate at Del Amitri - a restaurant recommended by the owner, about 5 min walk away. It was an excellent choice, great food, great service and a reasonable price. Breakfast was good - local ingredients and cooked to order. The room was warm in spite of frost outside, and well appointed. We would stay again and have recommended it to friends already
