Broadlands Guest House is ideally located in Bourton-on-the-Water which is an extremely attractive Cotswold village situated on the banks of the river Windrush, 17 miles from Cheltenham and 31 miles from Oxford making an ideal base from which to tour the area. The Cotswolds are looked upon as the heart of England. Few regions have such a unique architectural legacy as the Cotswolds with its charming villages built mainly in the warm yellow Cotswold stone. Small wonder that Bourton-on-the-Water was recently rated one of the prettiest villages in England. There are many local attractions such as the world famous model village, The Pottery, Birdland and Trout Farm, The Cotswold Perfumery, Model Railway Exhibition and Cotswold Motor Museum. Places of worship include Anglican, Roman Catholic and Baptist Churches and a Christadelphian Meeting Hall. Broadlands Guest House, with an English Tourist Council four star rating, is situated in a quiet street, a few minutes level walk from the beautiful village centre and its many attractions. We offer Double, Twin-Bedded and Family Room Accommodation, tastefully furnished to a high standard in a friendly home from home atmosphere. All rooms have en-suite bathroom and tea/coffee making facilities, colour TV, hairdryer, radio alarm and free WIFI. Breakfast is served in our beautiful Victorian Conservatory and for your comfort there is also a Guest Lounge. Outside there is a patio garden and private car park to the rear of the house. Marco was so friendly and kind as we arrived late on the Friday and was so accommodating!
Was so close to a very pretty town. Such a lovely stay!

Disappointed
When we turned up we were greeted by Marco and he was very friendly and maybe, as some reviews have said, a little OTT. He showed us to our room which was tiny and made a joke about having to duck to get into the bathroom. We are both around 5ft 6 and we definitely had to duck! He didn't hang around long for us to really have a look at the room but when we analysed it, it really was a room for a single bed. There was no bedside light on one side and the coffee tray covered one of the bedside tables (the one without the light) so there was no room for anything else. The bed nearly touched the other wall so walking round it was not easy and my partner bumped his shins on the bed base a number of times. There is very limited storage space with an old wardrobe and bedside tables with drawers. We kept our suitcases under the bed as there was nowhere else to keep them. It was clean though.
The bathroom was large - nearly the same size as the bedroom! The shower was old and not a power shower but at least it had some oomph but the bath was for a child and you couldn't lie in it without being scrunched up. There were limited bathroom supplies with only liquid handwash and shower gel, cotton balls and plastic disposable cups.
There was coffee and tea, no hot chocolate and basic biscuits on the coffee tray but why plastic spoons! This was supposed to be a 4 star establishment but really lacked what one usually finds in a 4 star guest house/b&b. There was no full length mirror which I think is important, no dressing gowns which would be a nice touch and the sheets on the bed were not changed over the three days and had slight mould on them at the base.
Breakfast - this was in the conservatory below our room so the smell of cooking oil pervaded the room quite early on. The first morning was not the best start with having to wait for an age to be given our food but the waitress was on her own and every table was full so they should have had more staff.
The breakfast is not pre-ordered and there is table service. There are two views on this as it becomes more like a hotel but this isn't a hotel so shouldn't try to be like one as it doesn't really work. There is a very limited choice of cereal and no fruit whatsoever. I heard someone ask for fruit and was told that they didn't do it. They should have yogurt, banana, apple or grapefruit to offer a healthy option too. The cooked breakfast was offered in a variety of choices. We had bacon and eggs but the bacon was not hot and not really cooked. The next day we asked for the bacon to be well cooked and it was much better. There was only marmalade on offer and no other jam or spread.
I am not fussy but for £70 a night this was definitely over priced. Marco said he would move us to another room for our last night but never did. I expected some money back for our stay as even though this was £10 cheaper than the usual price, that room should be cheaper anyway. The final straw was when I asked to purchase one of the items of jewellery he had for sale in a cabinet and Marco said he had lost the key! Sorry Marco but I really don't think you had. Why have them on sale when you can't buy them! That just topped it for us and instead of saying 'what a nice break away' we had to laugh and state that we wouldn't be back which was a great disappointment as we had looked forward to this and were expecting so much better having read the wonderful reviews.
Disappointed with Late Rooms but they must have been told the information by the company but the print out from Late Rooms stats that the room would be a 'comfortable double ensuite .. with a dressing table' - nothing like it and I should receive some money back from this due to the incorrect statement of what was to be provided.

Anniversary weekend
we chose this guest house because it looked more intimate and friendly than a large, many roomed hotel and found it to be the correct choice! The owner and his staff were extremely helpful and informal, they fed us very well with a varied selection of options for breakfast and kept our room well serviced. This was particularly so in regard to supplying us with a plentiful supply of milk/tea/coffee items in our room, something we have found to be rather lacking in other places we have stayed.
It is ideally situated for walking to the nearby beautiful villages and just a couple of minutes from the centre of Bourton itself. I would not really think that groups/individuals looking for a lively night life would enjoy the village location, but it does have some good live entertainment on in the pubs and hotels.

Great Accommodation,Great Location.
Lovely,clean, small hotel with all the facilities you need (Restaurants,shops ,bars,attractions etc), all within a two minute walk .
The Room 1 was a decent size with a good size bathroom and a comfortable bed .Also nice and peaceful at all times.We had a great weekend.

Lovely B&B. excellent value for money.
Room was very clean and comfortable. We didn't eat breakfast so can't comment on the food but overall we were very pleased with the standard of the accomodation. The B&B is a minute or two from the centre of the village and close to restaurants etc. Manager/owner was very friendly and made us welcome.

We had to wait 5 minutes for anyone to appear despite ringing bell three times. Owner was somewhat over friendly yet fairly unhelpful. A lot of signs around the premises, stating the rules - eg 'do not disturb staff', made it seem a little cold and unfriendly.
Bed VERY uncomfortable due to thick foam layer on top of what seemed to be a perfectly good mattress. We didn't sleep well.
Cleanliness good, although breakfast disappointing and the room felt very greasy. Tea tasted of fish!

A fantastic visit
I stayed at broadlands guest house with two friends and would like to say how fantastic the service was. Our room was upgraded to a suit as at the last minute we had an extra guest. This was no trouble at all and the very pleasant man on reception was so helpful and cheerful, he made it do easy for us.
The suit was perfect in size, very clean and lots of tea was available, which is always a bonus!.
Superb value for money.
Breakfast was lovely and we didn't have to wait around to be served.
We really enjoyed our stay and would definitely recommend broadlands guest house.

Great Accommodation
I bought a one night's stay for myself and my partner as a late deal. I couldn't have asked for better. The room was clean, fresh and cosy. The food was excellent, the area and situation was ideal and the whole experience was 5 star! We had a great stay for one night and could have easily stayed for much longer. Highly recommended and would certainly return again.

Our Stay At The Broadlands Guest House
We were really looked after by the team and we ere made to feel really welcome on arrival and throught our stay . The room was perfect for us and was clean, tidy and well stocked with coffee!!
Will will definately be staying again and have already told our family and friends of the fantastic value for money, the hotel's perfect location and how kind and accomodating the staff and management were - thank you for making our time at Boughton on the Water such a wonderful memory for us.
