About the hotel
21212 is an exclusive fine dining Michelin Star restaurant with rooms located in the heart of Edinburgh. Sitauted in a Grade A Listed Georgian Townhouse, the building has recently undergone a multi million pound transformation. The four beautifully appointed large bedrooms, with dedicated lounge areas, are split over the two upper levels of the house, offering commanding views over the gardens and the historic Calton Hill to the rear and stunning views of the city of Edinburgh to the front.
On a clear day, bedrooms 1 and 21 also offer views to the Firth of Forth and beyond. Each bedroom's decor is different in theme and style and facilities include ensuite bathrooms with either a free-standing bath and/or shower. Guests also have their own flat screen plasma television, and extensive storage spaces. Please note the restaurant is closed Sunday and Monday. As we are a Grade A listed property, unfortunately we do not have an elevator. As our bedrooms are located on the 2nd and 3rd floors, guests should be comfortable with stairs

The best place to stay!
An absolute diamond of a find.
Gorgeous hotel, brilliantly furnished, Amazing food and the friendliest and most helpful staff. Our stay could not have been better. My only regret is that we could only stay for one night. I would have stayed all summer. Defiantly worth every penny.
Me and the wife visited 21212 as part of our annually visit to Edinburgh for our wedding anniversary and had the most brilliant time.
The guest house has been renovated to a very high standard, the rooms were stunning with separate seating areas, dressing room area, a huge bathroom with his/her sinks, a walk in shower and a roll top bath all finished to perfection. A complimentary decanter of slow gin was also a nice touch. Because the guest house only has 4 rooms everything seemed much more personal than staying in a bigger hotel and the reception staff were always friendly and chatty and willing to help. We had our evening meal in the restaurant and have to say what a treat it was. We both went for the 5 courses with pairing wines and it was everything I had hoped for. Every wine and course presented to you by the very knowledgeable staff and cooked to perfection by Paul and his staff. I did worry that this "type" of meal would not be for me and be a bit pretentious but I wasn't at all. It was very indulgent and think I will find it hard to beat. The night finished with a chat to Paul about the football, very pleasant. Belter!. 10 out of 10 will definitely be back
